Custom Homes
Let us work with you, to customize a home plan for your needs. Each custom home plan package includes clear and
concise plans and details, providing all the information needed for constrcution by a
licensed professional building contractor. The plans are carefully prepared by a registered architect and skilled
draftsmen, thoroughly cross-referenced, and professionally done. A comparable set of architectural plans
prepared from scratch by an architect could easily cost $10,000 or more, making these standardized plan packages a significant
value in today's housing market.
The plan package includes the following:
- Foundation plan - Drawn to 1/4" scale, this plan describes the foundation system with notations, dimensions and details
including footings, columns, foundation walls and girders.
- Structural floor framing and roof framing plans showing beam sizes, joist and rafter sizes, spacing and details.
- Exterior Elevations - 1/4" scale drawings of all four sides showing exterior materials, measurements, windows, doors,
roof configuration, etc.
- Floor plans - Detailed plans, drawn to 1/4" scale for each level showing dimensions, wall arrangements, windows, door
sizes, cabinets and plumbing fixtures, stair arrangements, etc. Plans are keyed to cross-reference to building elevations and
building sections. A room finish schedule describes suggested surface treatments and materials.
- Cross section(s) - A vertical cutaway view of the house from roof to foundation showing details of construction,
framing, flooring, roofing, etc.
- Wall Section(s) - Typical wall details as needed to generally describe the construction and materials.
- Detail Drawings - Large scale details of primary building conditions.
- Mechanical & Electrical Layouts - Mechanical and electrical drawings are included which show diagrammatic layout and
location of primary components.
It is impossible to attempt to detail every possible condition that will occur in a construction project. Therefore, only
typical conditions are shown. Your contractor should familiarize himself with the drawings provided, in order to coordinate
conditions that are not covered in your plans. Material lists, or estimate take-offs, which are not included in typical plan
packages are available for an additional $50 fee on most models.
We Can Also Provide Study Plans
Study Plans consist of 1/8" scale presentation plans, building section(s) and elevations. Room sizes and overall dimensions are
shown. Plans are presented in an 11"x17" format. Study Plans are ideal for confirming that this house plan is in compliance with
local ordinances and that it meets your needs and restrictions. Study plans
are available at $50 per set.
PLEASE NOTE THAT PLANS ARE NOT RETURNABLE. Please double-check the design BEFORE you place your order. Richmond
Associates will not refund, exchange, or otherwise issue credit for returned house plans. If you need help with your planning
process, we recommend ordering a set of Study Plans for $50, to confirm that your selected house plan suits your needs, and
is in compliance with applicable regulations.
Square footage
Square footage is measured from the outside face of the exterior construction, including all walls, and includes the heated area
of the house plan. Stairs are included on each floor (where applicable). Your builder will need to factor in specific features
such as foundation, basement, garage, porch(es), deck(s), balconies and pilings, when making budget estimates.
Reversed plans
We can provide a mirror image of the selected house plan if that works better for your property or your tastes. Please specify
"reverse plan" when placing your final order.
Modifying the Plans
Minor modifications can be made by the contractor in most cases. If serious alterations are required, which will affect the
structural design, then an architect or a professional residential designer should be consulted.
Richmond Associates can make the revisions to the plans for you. If you would like us to make changes to the standard
plans, contact us by phone, FAX or email wtih your desired changes. Again, if you feel this might be necessary, we strongly
recommend purchasing a set of Study Plans first, so you can make detailed notes regarding the requested changes. Upon receipt,
we can give you an estimate for the cost of such alterations to the final plan drawings.
If you choose to have us make the changes, a retainer in the amount of 50% of our fee is required. The balance is due upon
completion. We will prepare revised schematic design drawings (Study Plans) of your
requested additions and/or changes, and send them to you for your approval. Upon your approval of the schematic design changes, we
will
change the construction drawings accordingly. All sheets of the construction drawings are updated, re-designed where necessary and
coordinated to reflect your changes.
Shipping
Plans are shipped Priority Mail unless otherwise requested. While most plans are available for immediate shipment, some plans
may require a 3 week lead time prior to shipping when plan changes are requested.
